How is this done and what am I investing in?

Fractional ownership is an amazing opportunity where several independent buyers can safely combine their resources to collectively own a property. People have been co investing with family and friends for years as it's a great way of splitting the costs of buying a luxury property that you could possibly not afford on your own. As time has progressed, the structure in which these groups were purchasing evolved to fractions, so that if one member of the family/group wanted to sell, they could do so without affecting the other owners.

This innovative formula provides complete investment, legal and tax benefits of property ownership which are passed through to you, or your heirs, and may be sold at anytime.

The fractional opportunity also offers the reassurance of less initial outlay for a property that you will most probably only use for a maximum of one month a year, if at all. For investors looking to spread their funds into as many different properties and markets as possible, this is the perfect option.

How it works

A company is created which owns a property within the resort. This company has twelve shares and owners can choose to buy one or more of these. This is unlike timeshare where you only own the usage time, with fractional ownership you co-own the title deeds. When you sell your fraction you will make profit on any capital growth that's occurred and this can be closely monitored by the other property values within the resort.

The investment

The Fractions can be purchased in 12ths, 6ths or quarters, so can be tailored to suit your budget. The Fractions are off plan and are therefore on offer significantly below market value.

Each fraction will provide 1 month's usage (on a rotation basis) which is broken down into 2 weeks peak and 2 weeks off peak. You have the option to use your property for all this time or give up your usage to provide a rental income. The first 2 years will provide a 7% guaranteed income if you forfeit your 2 weeks peak usage and after that you can give the whole month back for a 50% split of the hotel operators nightly rates when occupied.

Immediate 5% guaranteed return / Cash back on deposit

When you pay your 40% deposit to the developer, they offer to pay interest on your cash or borrowing of 5% per annum for up to 3 years, or completion (whichever is sooner). As soon as your deposit is paid, the developer will pay you 3 months worth of instalments up front and then monthly thereafter. These instalments do not have to be repaid on completion, or ever for that matter!

If you obtain borrowing for the 40% deposit on an interest only basis, the 5% return the developer pays should cover the interest payments and therefore your loan should not affect your cash flow whilst the property is being built.

This makes purchasing a fractional property not only affordable, but a great way to profit from the property's capital growth without 'forking out' for interest payments from your household income.

Shrewd investors have always preferred to use other people's money as 'gearing' against an investment and the developer's cash back offer provides a way to do this, which will increase your potential profits and do so in a stress free environment.

Prices and returns

Available properties include apartments, one, two and three bedroom villas. Prices range from £19,000 to £70,000.

On completion you will only have to pay the remaining 60% balance, which is offered on a non status developer finance option. To cover the repayments of this in the first two years the developer would pay a 7% rental guarantee (based on the total purchase price) for giving up two weeks of your 4 weeks usage.

Two years after completion if you give your 4 weeks usage back to the hotel you will receive an equal share on the room rate. This should more than cover your mortgage payments on the outstanding balance and put you in a positive cash flow situation.

The proposed site plan has been produced by Yiannis Vikelas, one of the most respected architects in Greece, who has an excellent reputation and wealth of experience. His aim was to create a low density design which not only is in keeping with the Government plans, it creates more outdoor space and the promise of higher occupancy rates.

The site was selected due to the gradient of the land and, as such, all properties will have stunning sea views over the bay of Klima to Asia Minor.

The concept behind the overall construction is to emulate the village tradition of the island. Therefore, the resort is split into hubs which encompass a range of property types. The varying design of the properties is intended to heighten the sense of community living while creating a pleasing and interesting aesthetic.

Once the full marketing machine starts you will see the resort on TV advertisements, magazines and National Newspapers. The developers aims are that the resort will become a byword for luxury, quality and value. They already have reporters from the The Times, The Telegraph and The Daily Mail planned to visit the site in order to write editorials on the resort. By the time this advertising campaign is in full swing, the prices of the properties will have risen to reflect this extra cost.

    The Marina

    The marina at the development will be a subtle yet significant addition to the resort, allowing owners to berth their yachts for convenience whilst island hopping throughout Greece. Conveniently, the new state of the art marina at nearby Pythagorio is a mere few minutes sail west of the resort. The 35 berth marina at the development will offer all of the necessary facilities to secure and maintain your yacht. Power, water, internet access and other conveniences will be readily available, as will vehicular access. Nowhere else on Samos can you moor your yacht and admire her from your own balcony whilst sipping a glass of delicious local wine!

    Comparables

    This development will represent the pinnacle of five star accommodation available on Samos.

    At present, there is only one true, five star hotel on the island, which rests between the airport and the marina resort of Pythagorio, the Doryssa Bay Resort (www.doryssa-bay.gr).

    The hotel rates are explained in the main development brochure and the resort currently has a small Spa (with only three treatment rooms) and is directly under the flightpath from the airport being only 0.5km from the end of the airstrip.

    Other than The Doryssa Bay Resort, there is a collection of three and four star hotels throughout the island. Christie and Co. have undertaken a full feasibility study into five star tourism on the island and its future potential, which confirms the need for further five star accommodation.

    Caring for the Environment and Samos

    The resort has been conceived and implemented by architects and developers that treasure Samos and its charms.
